Do your neighbors (competitors) have hot tubs or spas?

I have had agents and brokers from various competitor brokerages reach out with off-market potentials because they knew I could get it done, had pocket buyers etc., and could LEGALLY pay them a referral fee.

Look at VRBO or AIR to see what your competitors are doing.

It can be difficult to get the right Umbrella fit with most direct providers as their policy typically does not go over competitors policies.  

To expand on the rent, call nearby competitors, ask what their vacancy is and what the rate is.

As @Marian Smith said, the builder will be your biggest competitor when you turn around to sell if you sell in the near future.
