This way, I have direct access and communication with the landscaper and I make sure my lawn, trees, shrubbery, plants, and irrigation system are being well maintained. 

Been in communication with the mortgagor and even after submitting the trust doc, they say it's insufficient and want a grant deed, quit claim or probate document.

So right now our STR is mostly just communication with guests and occasional property visit if there is any issues.

You are spot on that good design and other aspects like optimizing communications and your listing in the algorithms are critical for maximum profit.

@Gabriela Angel nothing good comes from tenants knowing you are the owner.They just get to pressure you for immediate responses, whereas you typically want time to think and respond.Many here will state otherwise, but won't provide LOGICAL reasons, only emotional ones.

It also sounds like you enjoyed the hosting process and the communication with your guests and potential guests when you were handling your bookings yourself.So I say why not take back control of your property's bookings, get back into the game and save yourself some money? 

Second, do the math and tally costs both monetary and emotional....is it better to get an attorney and go thru eviction process or give her the incentive to get out.

As a landlord, how specific do you get and at what point, if any, does tenant become responsible fro treating the issue (other than communicating to the landlord of issues). 

Not emotional goals like becoming financially independent, or quitting the Rat Race.
