These would be your acceptance criteria but we give it to any tenant that's interested so they usually screen themselves - monthly gross income at lease 3 x rent, no evictions, no broken leases, etc.Then we show them the property and answer any questions.

I have it mostly broken down in yearly segments and a lot of the variables are fixed into more strict than generous estimates to allow more underestimating than overestimating.
