The solution is you aren't going to take care deferred maintenance, if the tenant isn't going to play nice with you.As others have said, learn the law in your area, usually tenants' rights groups have good summaries which I would read before reading the actual code.

Also, the premium functionalities aren't working.

Our units are in B+ areas so our tenants have credit in the high 700s, have over $10-20k in savings, and call us if we don't cash their check in a timely matter to make sure we got it in the rare event they aren't set up to auto pay electronically each month.

Why aren't you on the phone to them every single day getting updates as to what is being done each day and what the timeline is for the remaining issues?

I'd check their track record, rent growth assumptions and make sure they aren't assuming they'll drop expenses a lot.
