This market has very little supply and seems overpriced in many facets (less than 100 MLS properties), but I'm determined to find a good deal within the next 3 months.Capital is now fully acquired and just looking on ways to find and analyze deals.

Those wearing blinders and solely analyzing real estate based on present day cash flow are operating under a flawed approach.

How can you even begin to analyze the deal without knowing your construction costs and including a good sized contingency in there too?

I find the BP calculator is a great resource for analyzing deals.

Develop the current P&L and then conduct the pro forma estimates in order to truly analyze the property!

Looking elsewhere where you at least have familiarity with the market would be next, and if not pick a market to learn about, analyze deals, and hopefully get your first deal! 

I would like to know what the best lead software to use to find property you all are using or recommend that also offers the rehab analyzer tool.
