I am new to this as well, but your numbers sound amazing if that is something that could actually be done.

It's amazing what you can buy for the same money. 

It might look amazing in a couple of years.

The price to revenue ratio is amazing and the appreciation has been externally favorable over the last few years. 

The reason we bought the property is that there is an 8-acre clearing at the peak of one hill which is where we planned to build the future homesite as it has an amazing view and a nice, mostly flat area (see second picture for a bit of the view).

I didn't experience interest rates like this but when I bought my first house hack a few years ago I got an amazing interest rate but thought this has to be the highest this house will every be worth.

That being said, there are some amazing professionals that bring a great deal of value and really protect their clients...and save/make them $$$.

Real estate is amazing, but you should approach with caution and always learn as much as possible.

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

A/B class are going to be negative cash flow unless you can find an amazing off market deal and/or put over 30% down with a 30 year note.
