To add a little more detail, we currently don't have a reserve that we could use for a down payment on a new property, and it would take us about 1.5 yrs to really build that up considering that we are in the process of paying off CC's from our wedding.

Or, they could go with a house that is 5 bedroom for $400 a night, have a back yard and a place to have dinners together and have a lot more privacy than a hotel.Or a college reunion, or a wedding group and so on.They save money and get better accomodations by pooling their money.

When the Boss is away, the mice will play.Maybe it doesn't have to be an all or nothing decision.You could take off every Monday, Tue, Wed 100%, or not start any work until 2pm and then shut down at 4:30 pm 7 days a week.Maybe have a backyard cabana with a bullfrog hotub, a grill, a comfy snoozable deckchair, and refreshments for your non work times.A get away from work at home type of thing (do not underestimate the soothing effects of a hot tub).Good Luck!

IMO, if you focus your business on investing in properties that have staying power, you'll do just fine this year: i.e. aren't overly trendy in the sense that it would require regular updates or paint jobs, market to a specific core audience that your neighborhood hosts often [i.e. families, spring breakers, wedding guests, business trips, etc.] has the right amenities for the location, has good photos/descriptions, doesn't "surprise" guests when they arrive, and has a reliable hosting with high-quality communication.
