I'm hoping to BRRRR a single family or small multi family LTR in a B neighborhood with a 10%cOc return. 

Look for class A/B rentals somewhere where can hit atleast a 8% return after your value add.

It is close to a municipal parking lot and I consider it to be a B- to C+ location. 

I’m adding to the question and would love to hear anyones response Wouldn’t be better to get in a contractor or 2 of them,  to go check out the property abs see what needs to be done ? 

I'm assuming it's in a B ish area?

We just do north side chicago which is class A/B markets. 

Also sometimes markets get slow and we can’t lease out our property fast enough and end up “bleeding financially” as many other posters on BP have said lately with their BRRR’s and flips.The ability to execute a bridge or refinance prior to completion is something I help all our investors plan out because its much nicer to sleep at night with plan A, B, C, D available just in case.
