I’ve talked with my local small town bank about real estate investing and financing (they are onboard), talked with my realtor here in Peoria (who has done flipping herself in the past) about helping me find properties, will soon be talking with a realtor friend in Springfield (who also invests herself) to help find properties in that area in addition to already having in place general contractor/handyman and an electrician and a neighbor who used to manage rental properties and apartments and is willing to help me out with that aspect of real estate.

Albans, Springfield Gardens, etc.

I can’t speak personally for cities in Ohio outside of Dayton and Springfield where we invest, but the other major markets are great (Cincy, Columbus, Cleveland etc), too.

I'm actually out in San Diego with no real connections in the area back east but my partner is in the Springfield Mass area.

Springfield, MA: Median SF sale price per square foot: $142 versus Median MF sale price per square foot: $76Median SF rental price per square foot: $1.10 versus Median MF rental price price per square foot: $1.22Springfield multis cash flow better with lower acquisition cost BUT are a less efficient use of cash because vacancy rates & average cost of eviction are high.

We have been to Springfield and DC to defend landlord rights.

In Springfield there is a very strong Board of Realtors, broker networks, agent net works, not to mention the networking and grapevine of everyone who deals in the industry, most places are the same.

Having lived in OK for most of my life and owning properties in Tulsa area, OKC area and Enid, I would not buy the hype at this time. 1 year ago this month i moved to Springfield Mo. and sold all my properties in Tulsa.
