@Christina Goodman Identify your Niche market and strategy, source/network deals and potential partners, identify the deals then present them to your mother who has the experience.  

My property management company is quoting me "14 sear 410 A freon 4 ton Goodman complete system they would be looking at $5500 That is the condenser evaporator and furnace."

Maybe if you go across goodman or monroe there are cheaper deals.

I think there's a lot of upside to the Everett/Chelsea/Malden area's with the Casino going in and all the business' coming into the Seaport.

Your buddy has two options, Take a deep breathe and try to double up in the casino or take a step back and start educating himself on the world of RE.

I'm good man thanks for asking, and yeah everyone on here is  knowledgeable and I'm just trying to soak up all the knowledge I can.

If you need to work two-three jobs, that what I do: one at a restaurant and one at a Casino to save up enough.I don't  understand why you don't use that real estate license to get a better job though that's what I've been saving my money for.

Still not much better now Stephen, the casino was supposed to help but hasnt done much besides help itself, commercial and residential throughout that area are still boarded up.
