Have any of you all experienced bad accounting when investigating rental property purchase?

I currently live in Brooklyn so I am investigating this area and the ones around me.

So, I hired a private investigator to track down the person who cashed the check.

I am more than happy to listen to the voice/s of experience and learn from them but I will still go take a look and do my own investigations.

For instance when I am looking at foreclosure auctions I don't even begin to investigate a property unless there is at least 20% or $25K profit.  

Domestic violence victims (both sides of the dispute, and the person had only to report to the police that they were a victim, no investigation, no determination, just a report and the original proposal was that person was protected then forever.) 

Mainly to investigate where we would want to relocate to.
