@Don Konipol and the reality is the Seller is the one at risk not the buyer.. the seller risks their creditor worse in a state like Texas that is dual action they could end up with trashed credit and a deficiency judgement and nothing they can do about it B/C they no longer own it and don't have the ability to refi and generally they are not going to payoff a property they no longer own.Most sellers that contemplate these transactions if they run it by an attorney the attorney will advise against.

The agent will charge around 6% for what's called a single party listing.From the viewpoint of the seller it's probably better to go with a agent, as he will be perceived more professional, by the book and perhaps a little bit more as a neutral third party (although it's really "dual representation without designated agency" in my State).If you want to go the agent route feel free to PM me I'll hook you up with someone local who has the necessary skills!

Best of both worlds for the agent: don’t have to agree to be dual agent, still represent the seller’s interest, and get to keep the full double commission for simply opening the door for me.My suggestion is that if you know your house/market, have a system for fielding calls/showings, and hire a professional photographer skip the Realtor and on sale and FSBO all day long.

It generally doesn't go well when when one realtor represents both buyers and sellers on a single transaction or do what's called dual agency.
