If the latter is chosen, the federal, state, and local governments get their pay day, and that pay day is much larger (if a 1031 exchange had been used) than the cumulative paydays that they would have seen had they taxed the investment vehicle from day 1 on every sale/repurchase of property, because the tax deferment program allows for larger and larger investments over time.

SAVE a bunch of your income.. starting off being a high income earner .... all things that help you create this machine as fast as you did.Have you thought about using the cash flow your not touching to start paying off your highest interest rate loans first. you get them paid off its like owning another unit without having to buy one.. your pay day comes when these are all paid off.. !!

Not many realtors in my day also flew and had the presentations I had.. but also in those days my commissions were 10 to 15% sometimes higher.. so when I banged off a 200 to 500k ranch it was a nice payday late 70s and 80s.. and NO banks and NO appraisals and very few inspections..
