Mostly it is just a few days late, which I have a grace period for (3 business days).I have a late fee structure in my lease, and I do enforce it.

From what I read, the average  LLC here in NC can take at least another 7-10 days (business days?)

I am told this will take 7-10 business days, so we will see.

Does anyone know any steps I can take when a township goes over the 15 day grace period for permit submission (and yes I mean 15 business days!).  

I have a simple contingency in my P&S agreement that states:This agreement is at the sole subjective discretion of the buyer and subject to the final inspection and approval of the property by the buyer, 20 business days after the date this contract is received by buyer.do I still need to include Form 17 & Form 35 in my packet for the Seller to fill out along with the P&S agreement? 

If its so uber hot that you must put up non refundable EM day one then that's the cost of doing business and your decision alone.. but normally you have an inspection period of 10 business days and you just terminate..

Once the contract is accepted, you have 2 business days to get the EMD check and paperwork submitted.

The eviction process was $555 since we were able to cancel it one business day after it was filed. 

Mainly they just wanted to know where I was living now, rent/mortgage payment, income and of course they pulled credit.For me it was pretty quick, I was approved in a few hours after uploading the necessary docs, funds in my checking account the next business day. 

I try to allow myself 7 days, and I usually right that as Business Days, so it gives me a weekend in the there.3.
