I'm not sure why not - one of the great parts about real estate investing is that you can build a team around you for aspects you aren't as strong at or simply want to delegate to someone/expert and do the others yourself - look up "Core 4" for example - where you can have an agent, lender, manager, contractor all at once for your investments and can theoretically just let them do all the interactive work

If you manage to get this off the ground and do some verified - meaning paperwork is in your name, or company's name, etc - projects that turn a profit, and you build some capital in a bank, you should be able to go right to that lender after a year or two and start a relationship no problem.

So in the FWIW file what I see all the time is those trying to start out and getting the same returns as those with a lot of experience. you need to build your experience bucket and as you make your partners money U can adjust profit splits.. other wise I suspect nothing will happen unless of course you can tap your warm market that will do this because they like you.
