Just curious what you are using in all aspects of your due diligence, research, design, etc? Just looking for advice/recommendations on good products that may be out there. I'm pretty tech savvy, love Excel spreadshee...

But I could be wrong.Can anyone share some knowledge on how much to build the parking lot, automated payment collection (I saw a credit card machine in the middle of parking lot with solar panel on top of the pole), and cost to undo the parking lot and build back the apartments?

Last year I thought I was crazy because I couldn't get a prorated rent to manually calculate compared to the automated total in the software and then I realized it was a leap year and the software was doing it for me correctly.

Notes state: "Status: 9B: collection account, Remarks: Student loan perm assign government, Notes: Automated account" [I just ran their credit report today, so I have not had a chance to confirm whether they are on a payment plan to make the school payments back]-Husband has a residentscore of 621-He's paid his credit lines relatively on time (only 1 collection for a small balance of $169), but it was paid off.

I set up auto pay to pay mortgage, HOA fees, insurance, and one non escrowed tax bill directly and on time.I set up auto transfer of funds for the reserves to the joint reserve account and transfer of cash flow to the joint collected cash flow account.We do a lot a travel in our retirement so I try to automate as much as possible.Yes I am new to Mint and it does consolidate all these as well as your personal ones into one place.I guess you could set up to Mint accounts if you wanted to separate business and personal.The AI features allow you to train the transactions Mint brings in to be: "Rental Income", "Rental Mortgage" "Retirement Income"in my case , Rental Tax , Rental HOA, and any other Schedule E items that you have each month. and other tax return categories like Health Ins, Dr's, Rx etc.You can "tag" each transaction for multiple search returns such as "tax item", "rental #1"I have found that with a mortgage from Wells Fargo, they don't charge or have minimum deposits for each back account.  

Some have mentioned putting wording in the ad that says the property is not for sale, but what I've found from at least three different solicitations is that their systems are automated.  

If they leave a message I call them back and set up an appointment.I'm curious to know from more experienced landlords if you feel that automating the information may deter potential solid tenants because they don't want to leave a message - or is this a good way to field calls that may not be interested in the first place.

One downfall is that it cannot get automated texts from some verification systems, like certain password renewal stuff. 

There's so many of them available that automate searching.

It s interesting how PM companies want 20% or more for management that is automated.
