To wit, the last person that described the guru in-house private lending started by telling me the interest rate was 0%.I asked about fees, he said "origination" was $500 + 9%.I asked about balloon, he said full amount due within six months, or a 9% "convenience fee" must be paid again to extend another six months.That means the actual interest rate, annualized, is 18.XX%... so, for the guru/lender, CoC ROI is at least [ 18% + no tenants + no capex ].

I'm thinking if they didn't pay their taxes for 2-3-5-10 years...they probably don't have the wits to find a lawyer who would take the case, don't have the money for a lawyer to work the case, and the law is not in their favor.

She gave an exact day and I never did get the rest of rent money she owed me, but I was happy to have her leave and NOT have to witness her ordering every meal out, buying/smoking her weed, and acting like she didn't have to pay rent to keep living with me!

I have witnessed it first hand.And frankly most mom and pops would do better investing in good performing notes that the payor is a professional investor like your self.. that is a far better and safer bet for them than trying to run these assets on their own and take the ups and downs ... but anyway.. to each their own..
