This, especially given that it's mostly forbidden in El Poblado, where most visitors who have a large budget want to be.

It's also a good idea to have a clause in the rental agreement that clarifies "guests" and "visitors", so you can limit the length of time that a person can stay before they become unauthorized occupants.

I had good luck with a Tuesday evening open house last May. 7-8 visitors in 2 hours and 4 applications.

We make renters insurance a requirement in every one of our leases and go over it thoroughly with tenants so they understand that our insurance doesn't cover them or their visitors.  

Bought a small house in (2014), got approval from the City Of Austin to place it on my lot (2016) and now in the process of hooking the house to utilities that will serve as an (ADU), employee quarters or vacation house for visitors.

Parking & access to an elevator can also be problematic for visitors and whether or not they allow pets.
