It's wonderful how this community can look at what on the surface might be a simple landlord/tenant issue and uncover other issues that impact both the landlord and the tenant.

Will a title search uncover such specific information?

Then a fellow BP member uncovered more suspicious stuff and we finally decided to back out. 

They also have a choice to do their own due-diligence and uncover what strategies and options they have with their property, including rehabbing and reselling for a profit.

I uncover the truth, which in this case, nearly everyone should not sign up for these seminars. 

Even if they hem and haw, your due diligence, homework and inspection should uncover any serious defects.Make sure you P&S has appropriate out clauses.In the case of the tenant, I would ask for any background information the current landlord has on them.  

I can see the back taxes part - but as far as I have understood, these would be mostly uncovered when we do the thorough title/lien search right?

I'm thinking about buying a property through an auction and want to uncover any/all leins on the property.
