@Junior CorreaI have not heard about the fee and not sure what it covers but if they spend the $9.99 tweaking/ improving their site, features and visibility, it’s a value.

I want this set up so I can tweak it continuously while comparing to CAPEX and replacement.An example would be:monthly replacement reserves / unit = A * [.75 + .25 (#bedrooms)](in which A is pessimistic/neutral/optimistic 75/100/125 USD)This is supposed to be pre-due diligence, but also so I can compare the outcome to the pro-forma.

You need to go through a flip, deal with contractors, manage them, yell at them fire them and you need to wholesale a deal, deal with motivated sellers, figure out how they think how they act and react to the way you run your business, tweak, learn adapt, evolve, and then you can go to other markets.

Hi Facts / context: - 1 bed 1 bath, renovated to be a tiny bit nicer than the rest of the market - most desirable location in my market- Using pricelabs for dynamic pricing and tweaking rates down to ensure unbooked days book 1-5 days out. - Leveraging multiday discounts- Gradual discount of 30% applied over 14 days from booking day.- Leveraging far-out booking discounts - Allowing 1-night stays- Market is seasonal (summer peak), 1st year in the market, currently going into the peak. - New listing, will have superhost in a few days. - We are beyond the initial boost AIrbnb gives, but remain on the front page about 60% of the time.Questions: - Our occupancy is almost 100% - the market is closer to 60% - comps in our building are between 60-80%.
