@Noam KorenThe historic northeast is like any C area, with good PM you can have great cash flow and with bad PM you can have very bad results (trashed units, non-paying tenants, evictions).

I imagine some bad apples will do this and charge by the page rather than the complexity, but I'd like to think that the majority operate in good faith.

And on top of it, you have a life insurance to protect your family in case of early demise.If it was so bad, why would so many sophisticated investors using them?

It is an extremely bad idea to try to crowdsource legal knowledge.

We like attacks on bad ideas.

SMS is just a cheaper way to waste money on bad lists that dont target true motiviation of "have to sell" vs "like to sell".   

Again, cost segregation is not a bad idea.
