Whole building is poorly ventilated, that's the first thing we'll address once under ownership.If it turns out my inspector was just a little too cautious (and boiler is in good shape), is it even possible to zone/sub-meter the boiler supply gas instead?

You already have experience in the other stuff...taking down and managing a deal.I also recommend telling yourself a different story than "I don't have cash or financing"...there is all kinds of money looking for deals.one more thing, allocating money from others require good networking, marketing skills which i need to develop in the time being, besides in my current area which i already invested in, there is over-supply.

For a well failure we were able to tie in to a neighbors supply with a hose,  bulk water delivery is also possible in some areas but your problem being the piping neither of those options may be a solution.

When they gave us copies of the leases, all he did was change the ending lease date to 2019 but signatures are from 2016 and they don’t have a lease amendment and seller and tenant didn’t initial the change on the lease.I’ve requested and supplied an estoppel form to be fully filled out and signed by tenant and owner and for the leases to be initialed properly for the recent changes.Selling agent says he can’t make tenants fill out estoppel and owner isn’t making much effort to get it filled out either.

You may need a 5th electric meter and a 100 amp “house” panel installed to supply electric for new sump and any electric in common areas, exterior outlets, food lights, etc.This is what I need to do for a multi family building in the suburbs of Philadelphia.

Then, over a few year period, people started getting foreclosed on and the market became saturated with homes (the supply went way up to more than exceed demand) therefore the prices came crashing down.Investors who were hurt the most were speculative investors or those who were building during the crash.
