I just figure strategically it might make a difference that the property is for ourselves rather than an outright investment, the bank's views and ease of obtaining a mortgage/refinancing might be a part of this.  

Strategically, I'm sure every major business has assigned someone to at least investigate and provide some initial information to the leadership how business might get impacted.

use it as an Easter promo, specify that the price is ONLY for the easter season so buyers won't procrastinate. your Agent should know how to strategically word the listing to entice both the Buyers and their Agents to put in an offer right away.  

If he isn't guiding and strategizing with you, and/or isn't an investor himself it may be time to move on and find a new one that is better suited to your goals.
