So, few days ago, I received a notice that the application is denied.

When you apply for conventional financing on the next property, one of the questions you will be asked is, "Are there any debt obligations that you are responsible for that are not disclosed in this application?"

But when I was an agent, learning some basic Python and VBA (Excel) really helped me save time in the process of collecting and analyzing real estate data.I've been working with technology for the last 25 years; sometimes you don't need sexy, you just need a tool that works.It's a sin that, we technologist, fall for often: searching for sexy instead of "this old thing just works" :) Agreed, though in my experience, a lot of real estate professionals are far from the most technical people, so having clean and intuitive software UI is very key... but then again the MLS exists and that to my knowledge still doesn't have a back button... lol

The Howey test is still somewhat applicable for determining if the sale of a business interest is a security or a business opportunity .  

I don't know how to run a skip trace and don't know the proper software that people use and in Florida, some people do not take kindly to knocking on doors :)Thank you!

To qualify, the income from the property will need to be equal to or greater than the monthly principal, interest, taxes, insurance and HOA (where applicable).

Anything that is almost guaranteed to be used daily in your rentals (i.e. couches, bed, chairs), I'd try to invest in as much quality as you can for those specific items.Some store sites will let you filter for "contract grade" or "commercial grade" items - these are the sorts of furnishing that get put into higher-use commercial applications such as hotel lobbies, apartment building amenity spaces, etc. 

I also see a lot of tenants show up with cash in their pocket trying to rent my properties without going through the application....."

So this is my first application that has had a eviction on their record, its a couple that are applying together for a house.
