Customer service needs to be from people that can actually help resolve a situation, not frustrate the guest to the point that they simply hang up.  

Seeing two different men enter someone's apartment on the same day is not cause for eviction.

Ryan,When you type into the google search "generic home rental agreement" you can click on images at the top and in most cases simply download and print. or right click then dowload and print without even going to the website.

Realize you will probably be talking to someone who does not have English as their first language, so you need to explain things very simply. 

Our main hesitation is simply that we feel that pets will cause additional damage, odors, etc..If we were to consider this, what are you currently charging for fees, either one-time or additional monthly fee(s)?

Here are some of my thoughts:- you are entering a tough market.  

Not disregarding wholesalers at all (I truly appreciate them and think they have a place in the market) but I feel yucky simply saying sell me your house for penny's on the dollar which is the primary reason for including the other options listed above.

The law requires you to give notice; it does not require you to get permission.When I give notice, I tell the tenant that I (or the contractor) will enter the home on [DATE] at [TIME] and will be there for approximately [# of HOURS] to complete the work.

When I was a full-time wholesaler most of clients were able to pull the trigger within minutes of entering the home, some trusted me enough to buy sight unseen on my recommendation, and some always wanted to get a contractor in there or run the contract past their lawyer.  

So I simply know from experience Builder X will do this, while Builder Y won't.
