Then they depose him or hit him with an interrogatory and bang he must say who collects the money, where it goes, who made the decision not to replace the sidewalk that the bad crack in it and boom the Trustee is now added in his personal capacity.Now if you had a property manager you could pay him 10% and say you had no control, but EVERY property manager agreement I have ever read says the owner will hold them harmless. 

Just because there is a violation of a missing smoke detector and a crack in the sidewalk doesn’t automatically mean the house is going to catch on fire and having a fire fighter trip on that crack.Can that happen?

Sometimes municipalities will require you to install a sidewalk or gutter even if there are none around you.

We are talking about nickle and dime stuff like cracked sidewalk blocks, peeling paint, messy yard etc.... 

A few quick checks are:1) Stand on the sidewalk and see if the house is leaning2) Check to see if the front door is level.3) Look for vertical cracks near the doors and windows

I had one group of tenants who literally stated that exhaling into their stupid bounty blower (look it up) should make it undetectable... again, they were stupid, they got told all of the above and I explained to them that the duration of their lease was their legal and financial responsibility even AFTER eviction and that I would garnish their wages to recoup that IF NEEDED or they could walk their cheech and chong butts out to the sidewalk like they were told to do the day we signed the lease agreement.

And based on your $120K number, I'm guessing your costs don't include engineering, erosion control and storm-water management plans, utilities, sidewalks, streets, etc.Also, just because zoning will allow you to build 7 houses on that land (what is it zoned?)

Also, I have been driving around neighborhoods with a different set of eyes, looking for vacant properties, for rent signs, and sidewalks not shoveled.

Also, most plumbers don't replace the sidewalk they bust up, that's on you, so there's an additional cost to watch.

Unfortunately, they have a "one size fits all" model, and it's only for plowing driveways; no sidewalks or walkways.
