I would love to plan a trip out there to scout around at some point, but it will probably have to wait until 2015 as things are pretty crazy for me right now.

Get as much verification as possible by scouting for his advertising  and getting someone who can verify it is in fact a  daycare other then the neighbor who may be totally correct but has a history with the issue.

A few examples that I've come across are Rentometer Pro, Neighborhood Scout, AirDNA, RentRedi, DealMachine, Rentberry Tenant Screening, etc. 

She came out with this right when she revealed that a recent piece about a supposed one night stand that was written for the Gawker, was written by a person, a former Boy Scout, paid to write that smear piece.

Since I'm done with my old job now I'm going to have more time to scout for deals, so I'll have greater chances of actually getting things done.

When you are scouting deals, make sure you include 10% for prop management into your calculations.
