Don,It is easy to be impressed by someone who know just a little more than you. i got scammed big time when I started by a guy that had no more experience than I did but knew what to say.

DON'T string an unsuspecting seller along while you try to mark up their contract, fail to do so and walk away leaving them to keep your $10.00 earnest money when they were counting on the sale to move on with their lives.Getting a license isn't especially hard.

@James FaughtNo, I just advertised I’m looking for buyers to join my list, had some inventory to show so I wouldn’t look like a scam, and tried to be honest as I can.
