Don,It is easy to be impressed by someone who know just a little more than you. i got scammed big time when I started by a guy that had no more experience than I did but knew what to say.

So I guess what hes really saying is that its ok to scam sellers as long as you are a licensed agent!

There is an excellent thread on BP that covers a "Rich Dad" scam.

Was it the second failed offer that made the REI course a scam, or was it the first one...and you decided to give it one more shot and made a second offer?

Though I read a lot of comments about it being a scam.

Just make sure you get a very good lawyer because there are also a lot of scams going. 

There are so many fake posts, fake accounts, scams and just plain old BS it is ridiculous.

I'm not the type to scam people out of anything.

DON'T string an unsuspecting seller along while you try to mark up their contract, fail to do so and walk away leaving them to keep your $10.00 earnest money when they were counting on the sale to move on with their lives.Getting a license isn't especially hard. 

@James FaughtNo, I just advertised I’m looking for buyers to join my list, had some inventory to show so I wouldn’t look like a scam, and tried to be honest as I can.
