The historic main streets are filled with restaurants, outdoor cafes, shops, galleries, and other pedestrian friendly locations, mostly brick roads with pretty elevation changes. 

I.e, people like to live near Downtown (examples: SoCo, SoLa, East Manor, East 7th) because of the coffee shops, restaurants, etc. 

I don't like office properties but that is just me unless it's medical office in certain situations.Office when economic downturn happens people tend to move to cheaper warehouse space, reduce space they need in the current building to stay ( they have employees work more from home), or they shut down the space all together and move to a home office at their house.

But once notice was given to our mortgage company they shut down my ability to pay in order to not mess any numbers up during the bankruptcy process.

At that point, you'll be shut out completely with no chance of getting returned calls.I would tell the possible contractor your situation and ask them if they are interested and what their schedule looks like.

@Steve Kirsch in most cases you can do a single policy.Situations where it becomes difficult;  1)  having both Commercial and Personal policies2)  Trying to combine a commercial building, say a restaurant, with single family rentals.  

You may want to have a handyman or plumber separate the supply to the units and allow you to shut off water to each unit separately.
