I am a huge proponent for self insuring however with your holdings, I would reconsider.

I have been hearing that about SoCal and cash flow, so I may have to reconsider my area.

Once we both signed the move out documents, which gives them 30 days to reconsider if they change their mind, we gave her the check and she left.

If she sees a formal notice, then she may reconsider and it will take a much shorter period of time to get her out of there. 

@Nat Chan  I would reconsider your request to tenants not to flush toilet paper.  

Considering it's been a year since you took the class, me as a "make it happen" type of guy would think you don't really want it bad enough and should just reconsider whether it's worth your time.

@Diego Briceno that is also th strategy I am pursuing, I’m thinking of doing 10% down but after hReading your post may reconsider doing no money down if we get a response from the seller

My work is in Carrollton so ideally I'd like it to be closer, but if deals are significantly better in other parts of town, I'm willing to reconsider.

Is this something that would be worth my reconsidering the location of this investment even though the numbers make sense for this specific property?
