Like I said, I am just getting started and am still in the information collection stage of getting this thing off the ground so I am not ready just yet to unleash the awesome marketing capabilities you seem to possess but I do now (and have for a while) have your name down in my notes as a future reference for traversing the acquisitions portion of the business. 

The sales contract does stipulate that the "unless otherwise agreed in writing, SELLER must remove all possessions, trash and debris, and clean the property upon vacating or prior to delivery of possession."

The suit will be for the past due rent and possession of the property onlyYou will have to file a small claims action to get a judgement for any damages and late fees

Does this 6 month period begin when I first obtain possession/begin my rehab, or does it not start until rehab is done?  

If you're in a hot market, I would put up an ad 1 week before you take possession going over all the details (be sure to include as many pictures and description as possible).

your buyer's agreement should have transferred all deposits in whole, and included any interest on deposits to date of sale....and the seller would have adjusted his asking price for any expenses he had in maintaining the property.. any rents should have been prorated as date of possession. 

Our ultimate goal was to get possession back the easiest & most economic way possible.  

Just wondering in I'm going to walk into a jungle in the backyard by the time I get possession or if they take care of it along the way.

The only down side on rentals here is the court system is slow to evict and can take up to 6 - 8 weeks to gain possession. 

I would figure the homeowner's would cover you and your possessions as the homeowner... but since it is the landlord style of home owners... it may not cover personal possessions.
