I live in San Jose but work in Marin County, so I do quite a bit of driving (hence how I started listening to the BP podcasts in my 'mobile university' or 'car' as some may call it).

While searching for other potential investment properties I came across a listing for three mobile homes, two rented and one in need of repair, sitting on two acres of land for under $80,000 here in Florida.Of course, since  I am a novice in the MHP realm, I have many questions about this and probably don’t know what questions yet to ask.

If I own a mobile home that is parked in a mobile home park in TX, do I have to pay property taxes on it?

I know I could put a mobile home on one of my properties but the cost benefit doesnt seem worth it.

So all in all it would have taken over 2 months to repair the AC when my tenant is sweating in the 120 degree desert heat and would only cover 200 bucks of a unit that was destined to fail again within the year.In the end not only was I stuck with the cost of a new AC unit, I also had to buy a portable window unit in the meantime, and gave my tenant a free month of rent. 

The client had a mobile home with a tenant.
