@Ashley Budyak we actually looked into this in regards to a potential acquisition that's located in a OZ.

You can make commission on selling your own investment properties and once your build a strong sphere of influence, the people you come in contact with like brokers, agents, clients, bankers, etc. can provide you with resources to make your investing a much more pleasant experience.

The first year set it aside for learning all the aspects of being a RE broker: market inventory, contracts, sales process and creating a sphere of influence. 

LOL  I'm just continuing my minimus and repurpose goals...Continue to enhance my get out of the LL trenches nap schedule further by 1031 exchanging 2 of my apt buildings as a TK package into industrial property I repurpose or an OZ buy locally.

Most of the people that were hot on buying 3,4,5 years ago have slowed down significantly as prices have gone up, but I've been able to increase my speed of purchasing due to a larger sphere of influence and organic marketing. 

I would look to the market and sphere of influence you believe you can tap into.  

Most people out there especially in the real estate sphere will be more than open to hopping on the phone, Zoom, or going out for coffee/lunch to just chat and learn more about each other because you never know where things could lead in the future.

Start meeting new people and expanding your sphere.

Still new to the investing sphere myself so always happy to see other fresh faces especially in the state.
