Hello Kaleb,Years ago, I went to a Mobile Home Park University seminar, and I remember a very similar question. 

I'm currently evaluating a potential mobile home park, while small (10 lots total) it does have a single family home on the same property.

You don't want to take ownership of these things down the road if tenant flakes out.  5- PEOPLE WHO LIVE IN MOBILE HOME PARKS ARE NOT STUPID. 

My concern is their power.  

My main concern in FL is the flood and storms.

But, bleeding hearts don't seem concerned about actual results only on patting themselves on the back for their good intentions - despite the devastation they ultimately cause.Andrew, I don't know how old you are.. 

My main concerns would be:- corruption- collecting rent (what to do when tenants default?)

But even though we plan to hold the property the reality/risk of not being able to pull equity or sell easily later on without maybe a land contract is kind of concerning?

However, I understand your concern about giving up control.

Since we are long term owners and not doing flipping, cash is not as much of an immediate concern for us since the purchases we make require less upfront cash due to minimal rehab necessity.
