So in my opinion, it is a very slim strategy, because if your refi doesn't work, there is not that much meat on the bone for too many optional strategies. also, re-check you rental rates in that neighbor (pre AND post renovations) hope this helps.

The properties are worth about $220K, Purchase price was about $145K and of course deferred depreciation for about 7 years so total gain maybe in the range of $160K+. 1031 is not an option for me at this time.

That has definitely not been my experience in Orlando (tenants have to give me at least 30 days heads up that they are moving, I put it up on Zillow and usually by the time they leave I have a new tenant coming in.

I've love the UX/UI and the most dumbfounding thing so far is that two different tenant and a vendor figured out how to file maintenance requests, accept work orders, and enter status updates WITH NO TRAINING FROM ME AT ALL!
