It's certainly not impossible, but it's probably going to take you more time and more deals to win one.Like you, this was my goal when I first started out. 

And , since I had been working in an industry I really wasn’t passionate about, this was my chance to try an industry that I have had a passion for for the last 12 years or so.

It creates far more visibility into the company's operations, their investment decisions, etc.And lastly, you get to the overall ability of the sponsors.  

I've been in the investment space almost 9 years now, and been actively investing in flips myself, the last year.

My goal, over the next five years, is to utilize real estate in lieu of my current hourly consulting income, by building a portfolio of rentals.  

I'd tell the tenant they are clearly not happy in the house and tell them they are welcome to break the lease (this is the last offer).

Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list.
