Improvements and costs: repainted everything ($1k); removed carpet in bedrooms and hall and replaced with 25-year LVT ($2k), which required floor leveling; replaced kitchen formica with granite ($1k); professionally recoated very stained cast iron bathtub and tile surround ($1k); repaired kitchen cabs, painted and new handles ($800); new stove hood ($50); replaced old light fixtures ($100); replaced bath vanity and mirror ($250); new toilet seat ($20), new blinds in living room ($100).

, maintain caulk in vinyl replacement window exteriors- With elderly cast-iron DWW system in place, ALWAYS be on the alert for comments about foul odors coming from drains/walls -- invaluable indicator that traps are siphoning/leaking out/cast iron is drying out/sewage gas is escaping.- Check for corner tears on screens- Monitor doorways for expanding corner cracks indicating accelerated/new settling.- Repeating @George W.'

Turning over a property can be expensive (changing over utilities, setting up new systems, hiring new people, etc...) giving a six month delay usually irons those problems out and allows the sponsors to get on solid ground so they can meet returns.
