Leveraging for dummies

Good morning,

Recently we bought our father in law out of his life long home. He sold it to us for what he owed $195k home value is close to $450k that gives us about $255k in equity. We want to use some of this as funding towards our first year investment. I am a contractor and would like too brrrr, but my current work load is very full.

We would appreciate any advice you have.
