I looked into DSCR and spoke to a few lenders, but it seems I need to have 2 years of rental property ownership before I can utilize; I'm only approaching my 1st year of renting by the room, so I assume I'd need to wait another year before I can look into DSCR.

Since it took that long for the mailer to hit, changing the list, the mailer piece, or the message was an expensive and frankly untenable approach.

I haven't seen them fine anyone yet but now that the "COVID19" is approaching the rearview I would doubt if they started enforcing it.

You just need to know which lenders to approach.
