We travel there when we can and bust out projects but winter is coming and reliable teams are hard to come by (not to mention the financial concern).

I found this property on the MLS, after falling out of contract last minute due to buyers financials. 

My next goal would be to rent it for that and not take any cash flow from the property yet just keep it in the reserves then try to refinance at a later date or see if the home appreciates enough And maybe I would be able to increase the rent later on u til I can actually cashflow  "Maybe" is a plan for disaster. 

This is a disaster waiting to happen.

Out of 2,500+ investors we have as clients, only a small handful invest as an LLC.I could see the point to an entity if a group of family members or friends were pooling their money to invest in a syndication or several syndications, but outside of that scenario I don’t see the point to it.But don’t listen to us, get competent legal and accounting advice from those licensed to give you proper advice after evaluating your legal and financial situation and risk tolerance.

Make sure you get the sales data and ask where this store stands financially in the region. 

I believe they ignored it in large part because they financially benefitted by advocating that STRs are recession proof.
