I'm trying to fill a nicely refurbished house in a county with very little rental property available and desirable schools.

Currently, I invest in SFs and location is very important for any prospective properties - 1) because it may attract a certain tenant (ie. great school district, or close to a college campus) and may also help me avoid certain tenants that might be troublesome and 2) future resale/appreciation.I am interested in pursuing MFs, and I find some really great cash flowing properties in my city (and out of state), but they are located on the edge of what might be considered less desirable part(s) of town.  

But one unit, the upstairs loft unit, which is considered to be fancier and more desirable, didn't get rented.

Most of your reasonably desirable residential real estate is here, so you compete with a lot of would-be homeowners.

Hi all,What are some common terms/ways when seeking funding/investors where I own the land in a desirable area and want to have on the land MFH? 

I thought about buying a duplex or multi-unit in the Fresno'Clovis area but most seemed to be located in areas that were less desirable.

Is there some kind of abnormality or special circumstance that makes selling it like a standard home not desirable?

I have found a four-plex that I think works out for my cash flow and CoC return desires, but I don't have 25% to put down, and don't know if I would qualify for a conventional loan even if I did. 

Plus, owning property in an expensive and desirable area gives one more option in terms of redevelopment.

We have strong desire to get into the real estate world.
