It seems to me sites like AirDNA and other revenue estimators for STR's seem to be giving me what I feel is an unrealistic number, my question is how accurate are these estimators?

What sites do you use and recommend to skiptrace the returned letters to the NTC list?

Bob Copper at Storage 101 is who I'd recommend on whether the site makes sense for adding storage to it.

You can let them know you’d consider upgrades to the unit at a future date but would also need to further adjust rent accordingly. 

Like they said ^^^^^..... go on AbNb anbd VRBO sites and look up simiar competition in the same area.
