You really need a "team" of players in RE, buyers, Realtors, appraisers, an attorney, title people, contractors, you need boots on the ground going out the gate to go at this in a business manner and trying guru crap.

New laws are causing MH dealers to pull thier hair out, better have an attorney check what you want to do.As to maintenance and ARV, MH crap, like some stoves, hot water heaters, bath tubs are built just for MHs, so if you are replacing with stock items you need to become familiar with those prices, but often you can improve with real home fixtures from the box stores. :)

I prefer to buy from the owner before it gets to that point anyways so let them buy the overpriced crap...

Frankly on the lower end I am seeing crap move quickly.

Though, if she plays nice and keeps paying down your mortgage, you can tell her you have workmen coming and can she clear a path, or in the alternative "here is another place you can store your Xmas crap."

What I am upset about is that I waste over 1600 over crap out of my "company" account over silly stuff that had nothing to do with my company.
