There is NO getting around the fact that you own the property/business other then a TRUE no-recourse loan (which will not be an option for small mom and pop investors) and no if the loan is on your credit report has no effect either as credit report is NOT the only source.The premise of DSCR loans is for borrowers who cannot qualify for full doc loans for one reason or another, but it seems the real premise of DSCR loans is because of the commercial purpose designation is that a lot of states do not require licensing of any type to sell these products.

But here is the thing when I reached for my phone to invest I couldn’t, because it's not as easy as buying stocks with a single click of a button in a specific stock exchange app, let alone searching for the right deal if you have time and if you don’t you gotta leverage it to someone who Is going to find the deal for you, after that, you will need to apply for a loan (DSCLR LOAN which I am going to use) because if you are like me you're going to use the bank's money, not yours, after that, you will need to search for tenants or your property will suck money from your pockets and it won't be an investment anymore, and this applies btw to residential and commercial the small difference Is that commercial needs bigger sums of money but other than that its kinda similar.

I needed all of them  RE license to sell RE  Mortgage to do private loans in the states that require it.. and contractors to build the homes I am building and then on top of that I have a developers license in Oregon ( no test required just a money grab And when I was figuring out what I wanted to do I got my pilots license around 20 too.. as I really wanted to be an airline pilot.. but alas in those days it was very hard to get hired not like today.
