For out of state I would suggest to study the area that you want to invest into and find a good property management and then start looking for properties.

Hello Everyone,I have a Contract in Place to close on a house by next week.This is my First Rehab Project.I have been looking for the houses for the past 6 months and also paid for Seminar/Workshop to study the Flipping Process.I finally decided to jump in this business,because i think i have found a house,in which i might make some money,but obviously not without encountering number of hurdles and obstacles.I have come across my first hurdle,which is, I am in need of a good General Contractor who can do the Rehab work and give me an estimate on it.Does any one in the Cincinnati Region has any Recommendations?

Hi Daniel, I would ask if they have completed a reserve study, when the last time was that they passed a special assessment and what it was for, if they have any upcoming capital improvement projects coming up, when the roofs were replaced, when the last time they painted (because if not in the past 8-10 years you may have a lot of leaks).
