I really didn't care if the tenant dusty furniture, or a box of sex toys next to their bed.  

Also, decluttering and reducing the number of furniture items to about three per room for staging, so the buyer can see more of the room's features and feel the rooms are more expansive.

@Andrew Kerr @Max Tanenbaumi might reach out to dog walkers i know then - maybe i can train them to watch out for stuff for me =)I am trainin my truck driver friends who deliver furniture straight to the customers houses to get a network going in the surrounding area. it could lead to something. 

Outside areas must remain clear of debris, garbage, bicycles, toys, furniture, tarps, and other clutter.

The unit is mostly empty except some furniture left there is junk in the garage and in the yard. 

The subfloor and some joists were a little warped because of poor ventilation and oddly heavy furniture (previous tenant had installed a lot of gym equipment and climbing walls), which made aligning some of the planks tricky but not overly difficult.

@Ashish AcharyaThank you.I understand it better now, even though HVAC is a major component of a home,it's dealt as a separate entity that depreciates, likewise I am assuming that would be the case with refrigerator, washing machine furniture etc

@Patrick BavaroYea I just mean if u don’t share Th e same furniture, then just let him smoke in the house, it’s not likely he will burn it down.

I have added to it over the years to include things like - no car washing or exterior water usage, no pools or slip in slides in the parking lot, can't move the furniture outside, no hot-plates, etc, etc.  

I paid two guys $12/hr to help move furniture & junk out and pulling up carpet & trash.
