@Andrew Kerr @Max Tanenbaumi might reach out to dog walkers i know then - maybe i can train them to watch out for stuff for me =)I am trainin my truck driver friends who deliver furniture straight to the customers houses to get a network going in the surrounding area. it could lead to something.

The subfloor and some joists were a little warped because of poor ventilation and oddly heavy furniture (previous tenant had installed a lot of gym equipment and climbing walls), which made aligning some of the planks tricky but not overly difficult.

@Ashish AcharyaThank you.I understand it better now, even though HVAC is a major component of a home,it's dealt as a separate entity that depreciates, likewise I am assuming that would be the case with refrigerator, washing machine furniture etc

I have added to it over the years to include things like - no car washing or exterior water usage, no pools or slip in slides in the parking lot, can't move the furniture outside, no hot-plates, etc, etc.
