I do have to mention - tenants sometimes do not like this method because "John" that lives by himself in 500 sq/ft unit uses a TON of water while "Bob and three kids" in a 1200 sq/ft unit barely uses water at all.

The best scenario is usually to break even where the rent covers the mortgage and taxes (insurance will be very low or non existent if you buy bare land, but if you purchase buildings you will have higher insurance to consider).Hope this helps.Take care!

You can either find something that you could BRRRR (buy rehab rent out) that will then cash flow, or find something that is stabilized and barely cashflows (if at all) and just bank on staying level and making money off the appreciation or selling in a few years.
