Farm Credit is an organization that loans out on farms, but you would need that down payment. 

I started meeting with a realtor in my area weekly to help her with monthly mailers and organization.

If it is the church or some other organization signing on that doted line, make sure you are comfortable with it.

From my perspective the ones I saw were SUPER organized...knew what they were looking at (so did I ...just from experience) and knew the lenders instructions.
