You don’t have to provide property info, photos, floor plans, etc. in order to run afoul of more recent definitions (or interpretations) of “real estate brokerage”.Wish I could be more definitive but this requires local research.Easiest way to minimize this concern would be to assemble a solid list of buy and hold or rehab investors in the area. 

I agree with @Becca F.and am inclined to suggest you just keep it simple right now unless you have some compelling reason (might just be personal preference) to want to form an entity such as an LLC (for long term rental nix the corporation straight up as an option).At this time too I would assemble a good team of professionals like an attorney (or more than one perhaps), tax advisor, and insurance agent and communicate properly so they all are aware of any actions taken or even not taken.As a side note if this is a concern -  in my opinion, some of the steps or measures  sometimes taken to achieve anonymity might not really be effective or necessary and add cost.  

Hire a moving company and an interior designer that can move things around and even assemble furniture from places like wayfair.

Then, assemble a team—find agents, property managers, real estate attorneys, and others who can help you find and close deals.If you prefer a more hands-off approach, you can work with turnkey providers who have rent-ready inventory available for sale—allowing you to start cash-flowing from day one.

You are far better off assembling a team consisting of a land use and zoning attorney, civil engineer and architect who are experts in the market where you want to build. 

Even then, OOS REI will come with some significant challenges...Specifically, one of the MANY reasons OOS REI is so difficult (esp. for beginners) is that it requires you to assemble, manage, and incentivize a team of people you'll be completely reliant on from hundreds of miles away (sometimes without even meeting those people face to face).

Personally, I invest in Columbus, Ohio, and I'd be happy to provide you with a list of contacts in Ohio to assist you in assembling your team, especially a reliable contractor since you  are looking to BRRRR.

Simultaneously, I'd focus on the fundamentals, engaging in daily learning, analyzing deals, and gradually assembling a team of general contractors, agents, lenders, attending investor meetups, and more
