There are tons of responses for what to do when the appraisal comes back with a LOWER square footage figure vs. the advertised MLS listing, but what about the opposite case?

Many were not advertised, didn't even have a sign on the property.

I personally don't trust these million dollar insurance coverage programs that the STR platforms are advertising but I have heard success stories about them.

I would cut price immediately, advertise more widely, post fliers on campus, and install a stackable washer/dryer combo.

I don't believe I can put points or interest rates down without being taken down by advertising by the mods.

For example I was looking at a 9 plex that was fully rented and advertised at a 9 cap rate.
